Central Ohio Market Update: January 2025 – The Calm Before the Spring Surge!

As winter sets in across Central Ohio, the real estate market is quickly warming up for the spring surge—here’s what you need to know so you don’t get left out in the cold! January 2025 marked the lowest number of closed sales for any January since 2015 in Central Ohio, with only 1,506 homes changing hands—a 3.3% dip from last year. Inventory however, ticked up by 34% year over year, giving buyers more choices after years of tight supply.

Despite rising inventory, median home prices held steady at $299,900. As is common in the slower winter months, homes stayed on the market a bit longer—averaging 43 days compared to 35 last January. That extra time likely gave buyers more negotiating power, with homes selling for 98.3% of their final list price, scoring them an average 1.7% discount at closing.

Certain areas however, defied the seasonal slowdown. Grove City, Marysville, and Teays Valley all experienced massive sales increases, proving that demand is still alive and well in Central Ohio. Whether it’s first-time buyers, relocators, or families looking for more space, some neighborhoods are staying hot even in the coldest months.

For sellers, these numbers might seem a bit daunting at first. However, homes that are priced correctly are still selling quickly and for top dollar. With more inventory comes increased competition, and waiting too long to list could mean getting lost in the surge of spring listings.
